FEES, DEPOSITS, and THE RENTAL ACCOUNTING PROGRAM
When you decide you would like to rent one of our properties you will need to submit an application along with an application fee of $50 per person. To make this payment, select the On Line Payment link, found on the Tenant home page. The application fee is non-refundable. After 3KEYS processes your application and determines that you meet the qualifications, a rental agreement is created.
When the rental agreement is approved, tenants are required to submit a security deposit. There is a one time lease initiation of $225. This fee is non-refundable. If pets are going to be living in the property, there will be an additional non-refundable fee. The security deposit is held in a trust account and is not accessed until the term of the lease has expired and the tenant has moved out. After reviewing the move-out condition of the property and comparing it to the move-in condition that was documented at the beginning of the lease, if any repairs are needed, the cost of the repair will be deducted from the deposit. Deposit money will be returned to the tenant no later than 14 days after the lease has expired.
Rental Accounting Program
3KEYS has adopted several processes that drastically reduce the use of paper and deliver excellent efficiencies for our tenants, property owners, and staff.
Our accounting program is state-of-the-art. It automates many of the tasks of reconciling payments and rental-related costs and works together with our online rental payment program, PayLease. We require all tenants to use Paylease for submitting their monthly rent payment. A form for bank and account information is included with the rental agreement. Complete the form and 3Keys will set the Autopay up for you. 3Keys pays the service fee each month as long as you are not using a credit card for your rent payments.
